General terms and conditions `t Bullekroffie

• Confirmation of your reservation will be sent by email within a few days.
• Your reservation is final once you have received confirmation from us.
• The confirmation also serves as proof of reservation.

Payment

• Within 48 hours of receiving the confirmation and invoice, you must pay 35% of the amount due.
• The remainder must be paid no later than 6 weeks before arrival. Please do not forget to mention your reservation number when making a direct transfer. You can also pay via i-deal.
• If you make a reservation within 6 weeks of arrival, the entire amount must be paid in one instalment.
• If you pay after the specified payment terms, you will receive a reminder. If you do not respond, you run the risk of your reservation being cancelled. However, costs will still be due as specified in the Hiswa-Recron terms and conditions.

Arrival and departure

• On the agreed arrival day, you can move into your rented accommodation from 4 p.m. On the day of departure, we would like to receive the key back by 10 a.m. (On Sundays, departure is always before 6 p.m. late check-out).
• Deviations from this are only possible in consultation with the landlord and based on availability.

Groups and young people

• Our group accommodation, holiday homes and pitches on the campsite are not rented to young people or exuberant party groups. This is not in keeping with the nature of our business.
• If a booking has been made by any of the above groups, access may be refused and no refund will be given.
• The landlord requires a deposit (not for the campsite) to be paid with the second payment. This will be refunded within two weeks after inspection and final cleaning of the accommodation, minus any costs incurred.

Maximum number of persons

• The use of one of our accommodations with more than the maximum number of persons permitted for the accommodation (including children and babies) as stated on the website is not permitted.
• *Stays with more persons than the number stated on the reservation are only permitted in consultation and after payment of the additional costs involved.
• If the tenant does not comply with the above, use of the accommodation may be refused. It is not permitted to receive visitors or allow them to stay overnight without prior approval.

Pets

• Pets are allowed for a fee.
• They must not cause any nuisance.
• They are not allowed off the leash on the campsite.
• Excrement must be cleaned up immediately by the tenant.

 

Agreements for a pleasant stay

• All guests must comply with the rules set by us.
• *The rules can be found in the appendix that you will receive when you make your reservation and in the welcome email one week before arrival.

Accommodation

Condition of the accommodation and nature of use

• The accommodation will be made available to the tenant in good condition. If the tenant believes that this is not the case, they must report this immediately to reception.
• The landlord is obliged to treat the accommodation and the accompanying inventory with care. The tenant shall leave the rented property in a clean condition upon departure (in accordance with the departure information in the appendix to the reservation). Any damage caused by the tenant to the accommodation must be reported to reception before departure and paid immediately or deducted from the deposit.
• If the accommodation is not left clean or is damaged, the landlord is entitled to deduct this from the deposit.

Campsite

• The tenant must keep the pitch tidy.
• If the pitch requires maintenance or is not satisfactory, please report this immediately to reception.
• Any damage caused to the site by the tenant must be reported immediately and paid for before departure.

 

Cancellation by the tenant

• If the tenant wishes to cancel the booking for any reason, the tenant must always confirm this by email to the landlord (even if this has already been communicated to the landlord by telephone, for example).
• The landlord will charge the following amounts, depending on the date of written cancellation by the tenant:

cancellation more than 3 months before the start of the rental period: 15%

cancellation up to 2 months before the arrival date: 50%

cancellation up to 1 month before the arrival date: 75%

cancellation within 1 month before arrival: 90%

cancellation on the day of arrival: 100%

We recommend that you take out cancellation insurance. It is not possible to take out this insurance with us. You will receive a full refund if you have a valid reason.

Cancellation by the landlord

In the event of force majeure or unforeseen circumstances, the landlord is entitled to cancel the reservation. Unforeseen circumstances include, but are not limited to:

• The accommodation is no longer suitable for rental due to, for example, flooding, fire or breach of contract by the accommodation provider.
• The accommodation is no longer available (e.g. due to sudden sale of the accommodation by the accommodation provider).
• Double booking or bankruptcy of the accommodation provider.
• If no suitable alternative can be offered, or the Accommodation Provider does not agree to the alternative offered, the entrepreneur will refund the travel sum already paid in full or in part without the entrepreneur being liable to pay any compensation to the Accommodation Provider.

Liability

't Bullekroffie landlord is not liable for: damage or injury resulting from staying in one of the accommodations or staying at the campsite or from using the facilities available on the grounds; facilities and/or amenities becoming unusable and/or out of order, unless there is demonstrable negligence on the part of 't Bullekroffie Vakantiewoningen.

Reservations and payments.

All prices include VAT (except for business payments/meetings). Not included are any increases in VAT rates and all additional government taxes that were not known or applicable at the time of publication/reservation. These will be recalculated when they become applicable.
