Terms and Conditions for 't Bullekroffie

These terms and conditions apply to all bookings and stays at 't Bullekroffie.

Booking

A booking is confirmed once you have received a booking confirmation from us by email.
The person making the booking must be at least 18 years old and is responsible for all fellow guests and for compliance with these terms and conditions.

Payment

Within 48 hours of receiving the booking confirmation, you must pay 35% of the rental fee.
The remaining amount must be paid no later than 6 weeks before arrival.
If you book within 6 weeks of arrival, the full rental fee must be paid immediately.
Payment can be made via iDEAL or bank transfer, quoting the booking number.
If payment is not received, you will receive a payment reminder. If payment is still not received thereafter, we reserve the right to cancel the booking.
The cancellation terms and conditions remain in full force.

Security deposit

A security deposit may be required for holiday homes and group accommodation.
After departure, we will inspect the accommodation. Provided no damage, missing items or additional cleaning costs are found, the deposit will be refunded within 14 days.
Any damage or additional costs will be deducted from the deposit.

Arrival and departure

Check-in from 4.00 pm.
Check-out by 10.00 am at the latest.
On Sundays, late check-out is available until 6.00 pm at the latest for the Group Accommodation and Holiday Homes. For the Campsite and Farm Accommodation, this can be booked as an extra.
Different times are only possible by prior arrangement and subject to availability.

Occupancy

The maximum permitted number of people per accommodation must not be exceeded. Children and babies are included in this count.*
Additional guests are only permitted with prior consent.
Visitors and overnight guests are only permitted with the landlord’s consent.

Groups

't Bullekroffie is a peaceful holiday destination.

Groups of young people, party groups or other groups that may cause a disturbance are not permitted.
If, upon arrival, it transpires that the composition of the group does not match the booking, we may refuse entry without refunding any amounts paid.

Pets

Pets are welcome in the designated accommodation subject to the applicable fee.
Pets must not cause a nuisance.
Dogs must always be kept on a lead on our premises.
Faeces must be cleared up immediately.

Damage caused by pets

The tenant remains responsible for their pet(s) at all times.
Any damage caused by a pet to the accommodation, fixtures and fittings, garden or other property belonging to ‘t Bullekroffie shall be borne entirely by the tenant.
If a piece of furniture, item of fixtures and fittings or other facility is rendered unusable or requires replacement as a result of the damage, the costs of repair or replacement will be charged to the tenant. The actual replacement or repair cost applies, including any additional costs, insofar as these are reasonable and demonstrable. These costs will be deducted from the deposit or, if the deposit is insufficient, invoiced separately.

House Rules

We ask every guest to be considerate of other guests, local residents and the natural environment.
The house rules form part of these general terms and conditions.
In the event of serious disturbance, aggression, vandalism, excessive alcohol or drug use, or failure to follow the landlord’s instructions, the stay may be terminated immediately without entitlement to a refund.

Use of the accommodation

The accommodation, its contents and the campsite must be used with care.
Any defects or damage must be reported immediately upon arrival.
On departure, the accommodation must be left in a tidy condition in accordance with the departure instructions.
Damage, missing items and additional cleaning costs will be charged or deducted from the security deposit.
It is not permitted to move furniture from the accommodation outside, unless permission has been granted.

Smoking

Smoking is not permitted in any accommodation or enclosed shelters.
If smoking has taken place in the accommodation, the additional cleaning and repair costs will be charged in full to the tenant.

Electric cars

Charging electric cars via a socket in the accommodation or on the campsite is not permitted, unless a designated charging point is available or prior permission has been granted.

Parties and events

Organising parties, events, commercial gatherings or filming for commercial purposes is permitted only with prior written consent.

Cancellation by the tenant

Cancellations must always be made in writing by email.

In the event of cancellation, you will be liable for the following charges:

more than 3 months before arrival: 15% of the rental fee;
between 3 and 2 months before arrival: 50% of the rental fee;
between 2 and 1 month before arrival: 75% of the rental fee;
within 1 month of arrival: 90% of the rental sum;
on the day of arrival or in the event of a no-show: 100% of the rental sum.

Booking, reservation and administration fees are non-refundable.

We recommend taking out travel and cancellation insurance.

Cancellation by the landlord

In exceptional circumstances, such as force majeure, fire, water damage, technical faults, double bookings or other unforeseen circumstances, ‘t Bullekroffie may cancel a booking.
Where possible, we will offer an equivalent alternative.
If this is not possible or you do not wish to accept the alternative, you will receive a full refund of the amounts already paid.
Any further compensation is excluded.

Liability

Staying on our premises and using our facilities is entirely at your own risk.

't Bullekroffie is not liable for loss, theft or damage to guests’ property.
Nor are we liable for injury or damage resulting from the use of our accommodation, campsite or facilities, unless there is wilful misconduct or gross negligence on the part of the landlord.

Lost property

We keep lost property for one month.
These can be posted to you on request. Postage costs and the risk of loss are borne by the guest.

Privacy

Personal data is used exclusively for processing your booking and is handled in accordance with applicable data protection legislation.

Prices

All prices quoted include VAT, unless otherwise stated.
Tourist tax and other government levies are calculated according to the rates applicable at the time.
We reserve the right to correct any obvious printing, typesetting or pricing errors.

These general terms and conditions apply to all bookings and agreements with 't Bullekroffie.

The main booker will receive the terms and conditions before or at the latest upon confirmation of the booking.

By making a booking, confirming it in writing or making the (down) payment, the main booker declares that they have read and agree to these terms and conditions. The main booker is responsible for informing all fellow guests of the contents of these terms and conditions.
